Why we entered this relationship [with utiliVisor] is to find out where do we spend the capital that we have. What were our issues? Rather than just going with, Hey, these are the oldest machines and we should replace them, we wanted to know where could spend our money to get the best benefit. Having someone help us identify that is very important.

It's freed up operational time. Having a third party serving as an auditor, watching and looking for different discrepancies, it’s a huge win overall. We have saved operational time by having that level of oversight.

You can't manage what you can't measure. You don’t really know how to support a larger strategic effort if you don’t know what and how these elements are influencing it. The utility consumption reports will start to give our campus community the tools that they need to start making these strategic decisions for behavioral awareness, investments in energy efficiency, and strategic capital planning.

We started saving money pretty much right away. We changed parts of the BMS, we added some things to the BMS, they gave us different ideas, they monitor us constantly. So they see whenever the temperatures are rising, something seems out of whack. And they would give suggestions to the engineers, [who] would make them. I would have to say [that] most of the suggestions they made have turned into dollars.

Having all of that data from the tenant side in one selective place allows us more time to be able to review the actual utility bills and how that those financials affect the base building utility bills, right because they net each other. So from my perspective, [working with utiliVisor] just makes the financial monthly process a lot smoother.

The first step when we start working with a building is to do some sanity checks of the data. If I have a 100-horsepower motor and it's operating at a certain speed, should it be consuming this much power? If it's consuming considerably more than the actual design of the motor, then we know there's something wrong with the data. So data quality checks at the beginning are critical.

Our customers are very, very smart engineers and operators. They know the low-hanging fruit of energy measures. Our team brings the data that triggers their mind to say, "I never really thought of it that way."
